A New 55+ Neighborhood, A New Section of Town
Nearly a year later, The Elliott Farm Neighborhood gets the green light.
A new round homes will be going up in the southern part of Holly Springs. Housing developer Toll Brothers will be building a second complex in town. The Holly Springs town council approved the 149+ acre Elliott Farm neighborhood during the August 20th meeting.
The neighborhood will be located along Piney Grove Wilbon between Duncan Cook Road and Burt Road. It will require several road improvements such as adding a median to Piney Grove Wilbon and adding a traffic signal at Burt Road.
Because the new neighborhood is located on the border of Holly Springs and Fuquay-Varina, the developers of the neighborhood will only be improving one side of the road.
A couple of homeowners who live along Piney Grove Wilbon testified about the issues related to the new median and potential safety issues:
Another issue is related to the schools. According to a letter from Wake County Public Schools sent to the town, there isnโt enough space to support elementary school-aged children once the neighborhood is built. The letter states that within the next five years, a new school will either need to be built or an existing school will need to be expanded.
The council also had to approve annexation of the acreage into the town limits to allow the new neighborhood to receive town water and sewage. Prior to the approval, the land was considered ETJ (extra-territorial jurisdiction) which meant it was outside of town property but Holly Springs did have the power to regulate land use and zoning.
The Toll Brothers shared some pictures of the subdivision site plan and how some of the new homes will look. The neighborhood will be a mix of detached homes and duplexes. Toll Brothers is in the process of building another 55+ neighborhood near 12 Oaks.
